[Spacecadets] [Members] Expansion of Quelab Into the &th St (Ex-ServiceMaster Space or Any Other Space For That Matter)

Agreed. I think would should actually put tape down to mark the space. Buidling walls would be costly in terms of time and resources. Are we actually getting $2 per sq ft right now? Because I went online and browsed industrial spaces and there is nothing as cheap as what is being offered in the two adjacent spaces ($2.99 per sq ft). The closest thing I saw was 4.25-4.99 per sq ft. Granted this can be negotiated, but getting a fifty percent price break would seem to me to be rather difficult.

The board never set an upper limit, but the base price was set at $2 per sq ft(based on our rent + tripplenet, insurance and some utilities), assuming moderate to low monthly power drain and no other super strong requirements, It was left to the officers work with the prospective renters and find the needs, and balance cost with other features needed and general inconvenience to the rest of the members. The other stumbling block is finding someone with the free time and interest to check/tally on these things, and make sure a 5x5 area is not now creeping out into a 10x10 area or whatnot. We can probably start with the honor system, of course access control and dimensions are easier with whole rooms but we have not found that we have a huge number of spare rooms, ones with AC and Heat should probably be more pricy than a dusty corner of a closet or unheated room..)

We are a nonprofit, so we are not looking to make money off of rentals, but every foot that is taken up, is one less foot for the 95 other members to use, and possibly one less cool tool or gadget that we will have space for.

Darren, do we have an upper limit on price per sqft from the board? I had a gander at spaces available in Albuquerque and we are talking pretty slim pickings at anything under 5 $/sqft.

Just wondering.

I had sent this out before officially getting onto [Spacecadets]. Apologies to anyone who has already seen this.

Cheers,

Hi Darren, et al,

We are interested in subleasing a lockable room/area of about 500 sq ft immediately. The current configuration of the 7th street additional space contains a closet of sorts along the south wall. Although we did not measure that area at our last visit, that would be appropriate for our use at this time. We'd like to be able to store (lock) materials for use in workshops we'd like to hold at Quelab, and materials to show to potential business partners. For workshops and temporary displays, we could use existing tables, open areas and power supplies.

Our previous warehouse space was 1500 sq ft near Eubank and Central -- one of six similar spaces in a fenced lot. I was often there early and stayed late but I felt secured and it was less than 5 miles from our house.

I hope this helps your efforts.

Cheers,

Hello Quelabbers!

As a member of the SpaceCadets Task Force, examining the possibilities available to our organization for expanding our physical infrastructure (be it by adding the 7th St / ServiceMaster space, or moving altogether) some information from Quelab members would be very helpful to the task force in future planning.

Specifically of interest is input from those members who would want to rent space, if available, from Quelab.

Although, a hard and fast commitment is not being sought at this time, it would be nice to know who would be interested in doing this, and how much space you would be wanting. Yes, a rate would need to be established, but that also depends on what would be expected / desired to be provided by Quelab.

Some details on the "your" space desired would be nice...

An open area, that would be marked by tape on the ground?
Would you want a semi-enclosed space with 3 walls (one probably being a wall of the building) and the other either partitions, or 2x4 framed walls possibly 8' tall x 8' out (2 - 4x8 sheets of plywood)? (Think of antique "mall" type stores...)
Would you prefer a totally enclosed room with a door and lock?
What about a cube / space defined by chain link fencing and a gate (Example is at Costco by the restroom, for cigarette storage, and some workspaces). Chainlink can have "slats" installed which offer privacy as well as tone down the chain link look.

If you're just looking at having a bench of your own, would you bring in your own bench, or would you like to have a Quelab acquired / owned bench provided (possibly with a chair too)?

What power needs do you foresee needing?

All of this information would be very beneficial to both the Space Cadets as well as the Board to get a better overall picture of possible planned usage, space needed, etc, and again something to work with on the financial side of it all too.

Although not discussed with the committee or board yet, my personal opinion is that since a lease contract would be entered by Quelab for additional space, any agreements for rented / leased private space from Quelab would need to have some guaranteed time basis tied into it ( 3 / 6 or 12 months?)

Feedback welcomed and encouraged!
