[Spacecadets] Recommendation to stay at current location and rent the south space

This matches my feelings,  I know when we got the space it was a smoking
deal.(comparing the pricing per square foot with the 28 other places we
looked at or databased)  I'm glad that your agent and Andres's legwork
helps us know that its still a good deal.


Things it might be nice to re-affirm in the updated lease:
- I dont believe ive seen the sprinkler system inspected despite the fact
he said it was certified yearly. can he update us on its status,
- Clarification on the NNN fees,  and that we should be notified when they
drastically change.  and those fees should not be retroactive to prior
quarters.
- An ok for us to put a door in if we decide its needed between the core
and 7th street or perhaps some place like hyperspace or something
- Notice or warning if there is a sudden decision to drastically repaint
the building at our cost, or other NNN related jumps
- ...
- A robotic pony

of course trying to get us to a lower rounder number for all the lease
stuff would be good.  once again, he gets tenants  he knows, vs ones he
does not know,  also does not have it sitting fallow too long.

I think not moving is good too, i know ive listened to a fair number of
members concerns about the cost of moving, and the sweat equity that has
already been spent and amongst them the idea of packing up and moving is
not popular.
